Billionaire Bill Koch Lists Aspen Compound for Record-Breaking $125 Million

Billionaire Bill Koch has put his expansive Aspen compound on the market for $125 million, potentially setting a new record for the most expensive home sale in Colorado. The listing price surpasses the previous record of $108 million, set by Steve Wynn and Thomas Peterffy’s Aspen purchase.

Koch, who amassed his fortune by selling his stake in Koch Industries for $470 million in 1983, acquired the property in 2007 for $26.5 million. Since then, he has significantly renovated and expanded the estate.

The sprawling 53-acre compound features a 16,631-square-foot main cabin, with the total square footage of all structures reaching approximately 25,300. The property boasts luxurious amenities including hot tubs, hiking trails, and an altitude-acclimation room.

Steven Shane, Koch’s real estate agent, believes the current Aspen market supports the high asking price. “The scarcity of luxury properties in Aspen drives high demand and prices,” Shane explained, comparing the market to exclusive luxury brands with limited availability.

The property has a rich history, originally serving as a dude ranch and event venue before Koch’s acquisition. In 2015, Koch expanded the estate by adding 31 parcels, which he later sold for $14.5 million in 2020. Previous attempts to sell the property include a $100 million listing in 2015 and an $80 million listing in 2016.

The compound comprises eight structures, including the main lodge, which features eight bedrooms and eight bathrooms. In total, the property offers 14 bedrooms and 17 bathrooms across all buildings. The primary cabin boasts two stories with 30-foot-tall ceilings, a dining room seating 20, a screening room, and a living room with panoramic mountain views.

Additional amenities include a gym, extensive hiking trails, two hot tubs, and the unique altitude-acclimation room. The estate is situated 11 miles from Aspen by car, offering both privacy and proximity to the renowned ski resort town.
