Data Centers Boom Amid Commercial Real Estate Struggles
In a striking contrast to the broader commercial real estate market, data centers are experiencing unprecedented growth, driven by the burgeoning artificial intelligence sector. Scott Kelley, CEO of Aetos Capital Real Estate, reports “an almost unquenchable demand for data center capacity.”
According to JLL, the market size of data centers has doubled in just four years. Vacancy rates at colocation data centers have plummeted to a record low of 3%, while construction of new facilities has surged sevenfold in the past two years.
This boom stands in stark contrast to other commercial real estate sectors, which continue to grapple with post-pandemic challenges. Office spaces have been particularly hard hit, with central business district office values plunging 52% from their peak, as reported by MSCI Inc. The retail sector shows signs of stabilization with a five-year low vacancy rate of around 4%, but remains affected by high interest rates.
The commercial real estate market faces additional hurdles with over $900 billion in debt maturing this year. Refinancing is expected to occur at higher rates and potentially lower property values, raising concerns about a possible market crash.
Regulatory dynamics may play a crucial role in the coming months. Experts anticipate that regulators might delay tightening measures on local and regional banks to avoid a banking crisis during an election year. Banks may also adopt a “extend and pretend” approach to troubled commercial property loans.
Despite these challenges, the future looks promising for data centers. The demand is expected to continue its upward trajectory, driven by advancements in AI technology.
