AI Enhances Fraudulent Activities, Raises Concerns in Property Sector
Artificial Intelligence (AI) is increasingly being utilized to enhance fraudulent activities, with a recent incident in Broward County, Florida, highlighting the potential risks in the property sector. A sophisticated scam attempt involving an AI-generated deepfake to impersonate a missing property owner has raised alarms among officials and experts alike.
Marty Kiar, a property appraiser in Broward County, expressed grave concerns about the potential rise in such scams. “This incident demonstrates how criminals are leveraging advanced technology to perpetrate fraud on an unprecedented scale,” Kiar stated.
The attempted fraud brings attention to the broader issue of title fraud, a longstanding problem in the real estate industry. AI is now accelerating the process of gathering public property data for scams, making it easier for fraudsters to target vulnerable properties and individuals.
Tyler Adams, CEO of CertifID, a company specializing in real estate fraud prevention, provided insights into AI’s role. “AI is revolutionizing the way scammers operate, automating data ingestion and enabling sophisticated impersonation techniques,” Adams explained.
The use of AI in fraudulent activities extends beyond property scams. Recent incidents have shown AI being employed for various impersonation scams, including deepfaked voices and robocalls. A notable example involved an AI-generated voice impersonating President Joe Biden, prompting the Federal Communication Committee to respond with new regulations.
As AI technology continues to advance, experts predict an evolution and increase in AI-based scams. Kiar noted that while instances of AI in title theft are currently limited, they are growing at an alarming rate. “Criminals are intelligent and adaptable, always finding new ways to exploit technology for their gain,” he warned.
